a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate, free and clear of all liens and encumbrances, and has a right to sell it to the grantee (buyer). The grantor further agrees to unconditionally protect the grantee from any claims against the title of the property.
